Our Investment Strategy

Asset + Market Selection

We target markets with strong economic growth factors and populations of 8,000+. In particular, we focus on secondary markets across the United States that are underserved by self-storage facilities. This creates an opportunity for us to acquire assets with significant upside potential and to generate strong returns for our investors.

Add Value

We focus on optimizing operations and improving revenue management. In markets with unmet demand, we construct additional storage space whenever possible. Our strategy includes enhancing each facility's online presence, installing advanced security systems, automated access technology, and additional value-driven renovations.

Refinance or Exit

In most cases, once an asset has stabilized, our team will refinance the debt and return the initial capital to investors. This allows us to retain ownership of the asset and generate ongoing revenue for investors, without incurring capital gains taxes. Typically after a period of 5-10 years of the asset appreciating and generating cash flow, we will consider selling if we are approached with the right offer.
